Accessory (Auxiliary) Dwelling Units (ADU) are separately constructed dwellings that can also be called “mother-in-law” apartments or “guest houses” or in the more expensive residences a “gatekeepers house.”

When appraising property with an ADU it is important to determine if the ADU is a legal addition to the residence before proceeding with any valuation. Local laws apply when determining where ADU’s can be built along with requirements for style, size, access and parking facilities.

The course will address the various types of ADU’s, Fannie Mae Guidelines, and the appraisal methodology and reporting requirements for this sometimes challenging property type.

The course will also cover appraising unusual residences, such as “tiny homes” and container houses.
