Fannie Mae plays a powerful role in the residential mortgage market. Its purchase of loans originated by the lending industry, and the securitization of those loans as mortgage-backed securities (MBS), is critical to liquidity in the mortgage lending market.

To perform its function, Fannie Mae sets guidelines for the loans it will accept for purchase. Among these requirements is a set of guidelines for real estate appraisal.

As a result of the COVID 19 panic and recent concerns about inequities in the mortgage lending business, Fannie Mae has implemented changes to the appraisal guidelines aimed at “appraisal modernization.”

The course will address recent Fannie Mae changes, particularly the ANSI requirement, and report on any future initiatives being considered.
