The Crucial Role of Cost, Price, and Income in Market Value Appraisals – Richmond

In value theory the concept of cost is greatly misunderstood by both nonappraisers and appraisers. The course will examine the relationship of cost and value and provide guidelines for determining when costs are an acceptable measure of value.

Prices are evidence of value but are all prices reliable evidence? A central duty of an appraiser is the making of judgements about prices as evidence of value. We'll discuss major causes of differences in the price/value relationship and how the appraiser should treat them.

Lastly, the course will address the circumstances when property income becomes an important index of value. The basic principles underlying income forecasting will be presented.
