Real Estate Appraisers operate in the realm of economics. Scarcity, prices, supply and demand, competition, and profits are just a few of the elements of economics that have a bearing on the work of an appraiser.

It is incumbent on the professional appraiser to be grounded in the principles that explain and shape economic behavior. Unfortunately there are many common misconceptions about the functioning of the economy. What appraiser has not heard

  • an owner exclaim, “I couldn’t build it for that amount!”
  • or, a real estate agent’s proclamation, “A property is worth what a buyer will pay for it and a seller will take for it.”
  • or, the crusading politician, “We must make housing affordable, so everyone can enjoy the American Dream of home ownership.”

As appraisers, we seek to understand the sound economic principles that give birth to a prosperous society, but we must also take note of the short-sighted erroneous ideas that are championed by the misinformed and adopted by policy makers.

Economic ideas, both the good and the misguided, shape the real estate market. The course reveals the basic truths of economics and exposes the most popular falsehoods.

The work of a real estate appraiser is full of challenges. With experience and education many of these challenges become routine.

Nevertheless, appraisers occasionally face an appraisal problem that is quite out of the ordinary and requires uncommon insight and skill to arrive at a solution.

The course will cover a variety of examples, including: unique design; unusual features; partial interests; properties with no demonstrable market; and assignments where data is scant or nonexistent.

An enjoyable class study that will help you expand your business.
